Preliminary Plan Layout #212018EST

Seeking a CAD drafter to layout preliminary black and white 2D plans, elevations, roof plan, and sections from sketches, concept photo, and customer content. Minor roof design is required otherwise basic drafting. I do not need complete working drawings, but only prelims with dimensions. I do need Imperial dimensions on the model and sometimes notes in English and some details. Dimensions are to be to face of stud, face of foundation, sides of openings, not to center lines. If needed, 3D aerial views and a rendering will be extra. Drawings will be on 24"x36" paper with my title block. I prefer Cadsoft Envisioneer Essentials V13. software files, because that is what I use, but I can import Autocad .dwg files. as long as I am able to manipulate your data. Your software files must be compatible with my software so a test file will be required. This project is a two story colonial house with partial basement and crawl space. See concept photo. There is an apartment above the garage and a balcony deck with a cantilevered gable roof above. There may be several revisions required to complete the final design, so any such extra time will be paid extra on an agreed hourly rate depending on your skill and experience. Preliminary designs will become the core drawings of the working drawings, which I will do, but there may be revisions necessary to achieve the final design. Roof design will be trusses as much as possible and post and beam otherwise, so structural beams will be necessary. Stairs will be long. 9 ft. tall walls on main and upper floors of house, 11 ft. on garage and 8 ft. on apartment. Preliminary plans will include a floor plan for each level, with windows, doors, cabinets, stairs, and decks shown, plus section cut symbols, exterior and interior dimensions, and walls, all to 1/4" scale. Elevations will include roof pitch, roofing, windows, doors, siding, masonry elements, and datum elevations to 1/4" scale. Roof plan does not need to show framing, but only fascia lines, ridges, valleys, overhangs, chimneys, and exterior dimensions. Sections will show roof pitch, vertical datum elevations, exterior dimensions, walls, floors, roofs, insulation, and notes. Plans are to be drawn to meet the 2015 IRC for the Pacific Northwest of the USA. These drawings should only take hours, not days depending on your software and skill. No amateurs or hobbyists please, only experienced drafters need apply.
