We are preparing an application for modifications and extensions to a Grade II listed building which will improve functionality and extend dwelling space. The project requires both interior and exterior modifications but the basics are quite simple and a back-of-an-envelope builer's estimate is for £50k to cover all the building work.

We are aware of the regulations and requirements that must be followed, and do not yet have planning permission - this project is for initial drawings needed to help secure it. With planning permission secured we will then commission more detailed drawings as a specification for the builder. Our hope would be to use the same architect.

To complete the project successfully, we require an architect or trainee architect with awareness of /interest in historic preservation and interior / home design. The ideal candidate will have some understanding of the regulations governing historic buildings in the UK and even be able to work collaboratively with local authorities. Additionally, they might have experience in implementing functional improvements to historic structures while preserving their unique features. However, the owners have experience with previous listed building applications and can direct the arcitect accoridng to feedback we anticipate and receive.

We are working on a tight budget due to the cost of refurbishments elsewhere within the building.

The Project Consists of:

1) Extending a lean-to adjacent to the rear of the building to accommodate a small downstairs bathroom, expanded hallway and relocated exit with portico in the fashion of the front elevation.

2) Replacing kitchen windows in south elevation with large glass doors / French windows. (Kitchen windows can be moved to rear of house).

2) Remodelling the kitchen and rear playroom/ TV room to take advantage of a range/chimney feature, extend the kitchen and create an enlarged family area, including new windows onto a patio.

THIS PROJECT

Architects will be invited (i) to submit drawings based on the owners crude proposal (outlined in the attachments); (ii) to submit their alternative ideas / preferences for how this small extension might be designed. Because this extension is at the rear of the property and will not change its character in public view, plans for a Grade II listed building can be much more modern and use modern materials provided the rationale is explained and the appearance attractive.
