Thank you for your email. Unfortunately, you have made a HUGE error in your calculations on my security deposit refund. I would like to give you the opportunity to re-review your calculation to issue us the proper and correct refund. If we cannot come to an agreement on the correct refund due to us, our legal team is on stand-by.
This is the first issue. Secondly, the practice of Baiting and Switching is also an issue and illegal. Your organization is advertising rentals at one cost. In my case $2695 per month to rental property located at 18618 16th Ave Court E, Spanaway, WA 98387. After going through your application process, paying the application fee and security deposit, the next step was the remaining move-in cost that was collected on 4/30/2022 for $2850.28. It wasn’t until the next month’s rent payment that I realized my rent was no longer $2695, but with all sorts of added monthly fees and cost for this and that. This extra cost was not disclosed until after we took possession of the property and moved in. Immediately the signed lease agreement of $2695 increased to $2760.45 and has gone up and up an up to as high as $2,998.86 at minimum required on the first of the month. We were totally blindsided by this.
I established an online account with Concession who handles the Trash, Sewer and water services. This account should have been separate from all other charges (i.e., Electric, gas, cable) as it relates to the amount of rent that was due per your lease. But it obviously gave you guys the opportunity to add misc. cost and fees charges for profit monthly to the rent payment, therefore changing the contract lease amount. With even further insult that your records don’t accurately account for the collection.
It was to our surprise, shock and awe that you would send us a move out accounting sheet showing that you have in fact, double charge us for those same fees. Charged us $456.85 in normal wear and tear fees but reversed only $280.37 of those charges. We were charged $175.50 for landscaping fees, while the property was properly landscaped on 4/29/2023. We were charged a trash out light fee for an empty garbage can, we went back to retrieve the garbage cans from that Friday’s trash pickup on the same day.
In over 30+ years, my profession has been a License Real Estate Agent, Sr. Mortgage Loan Officer, Operations and Productions Management and have never experienced anything like this. I’ve worked for most of the top Banks and Finance Company’s there is. Most recently with Wells Fargo Bank who has paid a drastic cost for malpractice in the upward of billions of dollars in damages and still counting. I can only image how many other prior tenants feels the same as we do.
Attached is a copy of my payment history printed from your online portal after the last payment was made. As you can see, I paid the monthly Trash Sewer and water services as required each month they were due. Yet! You have included the same fees as due in your accounting. We felt forced to pay this “Smart Home System” fee for a service we did not need, want or use. But was told, if we did not sign up for the service, any little thing that goes wrong, this would triple if not more in our cost at close out. At this point, it would be best to simply refund my entire security deposit and take this as something to consider while doing business with the public.
