Property Type: Residential Tower + Commercial spaces Location: (17.261939, 78.400388) On 622 [login to view URL] (70’*80’) plot at Bandla Guda Jagir, SunCity, Hyderabad Purpose of the building: To have a luxurious living space for the owner and his family utilizing a complete floor with commercial spaces/flats for regular monthly income. Key Items: Space utilization with unique design that requires less maintenance is of great importance. Concentration shall be given for utilizing natural light and wind to reduce wastage of electricity. Greenery shall be provided across the building to make life healthier. Design Guide Lines: Provide Architectural Floor plans of G+5 residential Tower of modern style by efficient space utilization. Below are few guide lines from owner, however an architect can use his skills to his potential and convince the owner about what is being proposed. 1. Cellar/Basement shall have ease of access for car entries and exit. Provided parking shall not be congested. 2. The GF will have Commercial space with modern style shops and preference will be given to a single large shop rather than multiple small shops. This can be designed to specific details in stage 2. 3. First floor will be mainly for Owner and shall be of a kind that is unique in nature. It shall have 6 master bedrooms, one large kitchen (not Open), Male Guest room with ample space for seating 10 adults, nearby guest Toilet and Big Central Hall/dining. This central hall will act as main living room. Proper care shall be given to provide enough natural lighting and ventilation. 4. Rest of the floors will be typical and will be rented by tenants. These shall be of commercial type. Preferably one 3BHK and rest 2BHK flats. Note: The building shall have spacious lift with staircase wide enough to take furniture smoothly via the staircase. Location of the stairs shall be such that it utilizes the least possible space. The size of lift and stair shall follow the general building rules considering the occupancy figures.

I would design the residential tower you need with the principles of bioclimatic architecture to make it energy efficient by using natural light and ventilation. The ground floor would be for commercial use, the first floor for private use of the owner and the other 4 floors for apartments. Of course, the parking lot would be easily accessible and accessible underground. Generally the design and 3D model is done with Revit and the photorealistic images with Lumion.
