Show photorealistic renderings from multiple angles for redeveloping the street level section of this building. Remove the ugly white/red tiling and current facade at street level and replace with a historic awning structure that screams "Texas". Retail section at bottom will be used as a multiple use mall type area so we would expect to see one main door. Proposed Floor Plan attached for explanation.

We want the top of the building's design and architectural language maintained with all windows replaced and with the masonry cleaned up.

This complex will be called the "Grand Fair Plaza" in Tyler, Texas.
