Wordpress Theme - create custom generic local business theme

I need to have a Wordpress theme designed. I need to make it generic enough so that I can customize it for any particular type of local business - doctor, dentist, plumber, locksmith, carpet cleaner, etc.

I am looking for something very similar to the themes at wplocalthemes.com.

I'm most interested in a theme similar to their Local Service Company theme, where I can add text through a control panel to the header. Optionally, I could have the header as a graphic file that I could add text and images to to make it unique.

[url removed, login to view] is an example site with their theme. I DO like the opt-in form on the right side of the header. Maybe move it to the left? Keep it there? I want it though. I'm open to design ideas.
