Loan Processing Tracking View

Flagstar Bank is a mortgage lender and we support various referral sources, such as home improvement companies. These companies need to track the statuses of their jobs. Internally, we also need to track the statuses of their (our) jobs. The goal is to have Flagstar reps. putting the data that spells out the tracking of the multiple processing steps in a place that the referring home improvement companies can view the progress. If we ordered an appraisal yesterday, then we should put that data in a place that the HI company sees it was ordered yesterday. If we receive it on Monday, we log it in a place where they too can see it came in on Monday. ## Deliverables The problems of this simple job becoming "not simple" is that programs try to combine mortgage or banking software (which can be quite complex due to the quantity of documents and calculations and variations among state to state requirements) with a simple and comprehensive tracking software. There are a finite amount of steps to be completed, and documents that need to be gathered in order to get from A to Z. Once the job is done, the tracking ends. There is a limited number of customers in any processing que at one time, so the database size requirements are actually quite small. There are two users of this proposed software: the bank, and the HI company. The bank does the data input, and the HI company sees the results, presumably real time by way of an internet view. We are not publishing sensitive information such as personal details of clients, so security is not imperative. In the end, the view the HI company sees needs to look polished and organized. Some items that the Bank sees need not be seen by the HI company. Program should be flexible so that steps or documents can be used or not used depending on the job. If this sounds too straight forward, and surely it already exists...maybe so. But not in the Banking world where we manage to make everything more complicated then neccessary. This job could probably be done in a day, and have much more effective usefulness then what many existing companies have put out after years of development because they have tried so hard to comingle both a loan origination platform first, and a tracking platform as an afterthought.
